Before you can build, we need to assess your project and give you a quote for your project. To do this, you will need plans drawn by a draftsperson, Building Designer or Architect.  Email the plans, your property address and your contact details and we can get you a quote within a few days.

Before you can build anything you need a building approval from a building certifier, some or all of these things may also be required before your approval can be issued and will be listed in your quote;

  • Town planning assessment
  • Energy Efficiency
  • Land surveyor
  • Structural Engineer
  • Plumbing and Sewer mapping and searches
  • Bushfire assessment
  • Noise transport corridor assessment
  • Water, flood, coastal erosion and environmental assessments.
  • Builders Qleave , QBCC insurance and/or owner builders licence.
  • Body Corporate and/or Covenant Approval.

Complete the attached forms and provide all documentation requested and pay the fees quoted.

The Certifier or Town Planning Consultant will prepare the report and application for The local Council Lodgement against the Local council planning schemes, or Queensland Development Codes. These applications can take up to 21 workings days for Local council to respond, approve or request more information.
All projects and properties are unique, a building certifier will assesses your building project based on the information you have provided. Their assessment uses the National Construction Code (NCC)  to determine compliance and also the decisions made by Referral agencies and consultants reports.  Once a Building Surveyor has assessed your project and all consultants reports are provided and local council applications are approved then a builder can be engaged.

Once a builder has been engaged or an owner business licence through QBCC has been provided. And all necessary Qleave and Home Warranty insurance for the project has also been paid to QBCC and receipt provided to Building Certifier then a building approval can be issued.

Before you begin building, be sure to read through your building approval documents and the conditions of the approval.  These are unique to your project and there may be speciality items or materials that need to be used to ensure compliance with the National Construction Code. There is also information on Australian Standards and sections of the National Construction Code (NCC) that need to be built or amended in your project to be deemed compliant. A  specific list of the certificates required from qualified trades that need to be provided at the end of your project is also outlined.

You will also need to ensure you have any other relevant approvals required for your project that are not part of the certifier’s approval, these may include;

  1. VXO application – for new driveways or changes to existing driveways
  2. Plumbing approval
  3. Onsite sewer approval
  4. Operational works application  – changes to site levels, excavation, tree clearing etc.

Make sure you have the full set of the Building Certifier signed/ approved drawings onsite and all time. Refer to the relevant sections of the National Construction Code, this is available for Free on the Australian Building Code Board (ABCB) website, www.abcb.gov.au, see link https://ncc.abcb.gov.au/ncc-online/NCC.

NOTE:  Your building approval has a lapsing date, all work must be complete before this date.  You MUST have a final inspection by the building Certifier or your building approval is NOT Valid and will be cancelled.  

If this is a new house, you must Call the Building Certifier for a slab/footing inspection, this is a mandatory inspection and is included in your overall fees. We are not managing your project and therefore we do not know the schedule of every project, you as the owner or builder are responsible for arranging this inspection to be completed at the appropriate time before the concrete is poured.

Please call to arrange a suitable time for the Building Certifier to complete an onsite final Inspection of the project, this is also included in your overall fees. Be mindful that the project or dwelling may not be considered safe to occupy until an inspection by the Building Certifier has been completed. If there are areas that are deemed non-compliant, you will be notified in writing and these will need to be fixed or changed and another inspection may be required (additional inspections may incur additional fees).

Once ALL Certificates have been received and any compliance issues have been resolved, the building certifier can then issue a final certificate, either a form 11 or form 21. The owner and applicant/builder will receive a copy of these documents which are also sent to local government to be saved and archived.
